A birding retreat and farmstay at the edge of Jim Corbett National Park

Kotadun Birding Retreat sits on the gentle slopes of the Kotadun Valley in Kotabagh, just 25 km from the Dhikala gate of Jim Corbett National Park — India’s oldest tiger reserve. A rustic country farmhouse built with stone, locally-crafted wood and natural materials, it overlooks lush terraced gardens and a panoramic valley. The surrounding hills are alive with over 200 species of Corbett-region birds, and Asia’s longest flytime paragliding site is a short drive away. You rent the entire property — just your group, entirely private, with fresh Kumaoni meals cooked from an organic kitchen garden.

The retreat is run as part of the Pahadi House family of stays. Bring your dog, pack binoculars, and plan a Corbett safari: the park is close enough to book a morning jeep, and be back at the farmhouse for lunch. Connectivity on request, WhatsApp booking, and rates available on enquiry.

Good to know

What’s the best time to visit?
October to May is the prime window. The Corbett safari zones are open through winter (Dhikala closes July–October, but Bijrani and Jhirna stay open longer). November to March brings clear skies, cool days and peak birdwatching — the Himalayan foothills around Kotabagh host both resident and migratory species in this season. April to June is warmer but still pleasant in the hills. Monsoon (July–September) turns everything emerald green; safaris are limited but the countryside is at its most beautiful.
Is it truly pet-friendly?
Yes, genuinely. Dogs are welcome at the farmhouse — the property is enclosed, with open gardens and trail-friendly surroundings. Please let us know your pet’s size when booking. We ask that dogs are kept under control near the kitchen garden and veranda areas to keep the bird activity undisturbed. We love animals here.
Do you arrange Corbett jungle safaris?
Yes. Dhikala zone is about 25 km from the retreat and Bijrani / Jhirna are closer. We pre-book jeep safaris through registered operators, including park permits and a naturalist where available. Morning slots are best for wildlife. Tell us when you book so we can hold a jeep for your dates — availability depends on the zone and season. Jim Corbett has tigers, elephants, leopards, sloth bears and over 600 bird species in the park alone.
What’s the paragliding site nearby?
The Kotabagh area is near one of Asia’s longest flytime paragliding sites — a ridge launch with thermal conditions that allow extended flights over the valley. It is run by trained instructors; we can arrange a session or point you to the operators. No experience needed for a tandem flight. Best conditions are October to May.
How do I book?
Send your dates from the booking card on this page or WhatsApp us at +91 92863 69399. We usually reply within an hour with availability and a rate quote. A short advance confirms the farmhouse for your group.
Is the whole property mine?
Yes — we take only one booking at a time. The entire farmhouse, garden, veranda and grounds are exclusively for your group for the duration of your stay. No other guests share the space.
What about connectivity and power?
Kotabagh has reasonable 4G coverage (Jio / Airtel). The farmhouse has charging points and reliable power. Evenings in the valley are dark enough for good stargazing, which many guests prefer to staying plugged in.
What should I pack?
Binoculars (essential for birdwatching), walking shoes for the waterfall trail, warm layers from November to February, light cottons for summer, insect repellent, and a torch. If you’re planning a Corbett safari, neutral-coloured clothing is better for wildlife sightings. Check-in is 1 pm; check-out is 11 am.

A birding retreat and farmstay near Jim Corbett National Park, Kotabagh

Search “farmstay near Jim Corbett” or “birding retreat Corbett” and you mostly find jungle resorts along the highway or budget guesthouses in Ramnagar. Kotadun Birding Retreat is the third option — a private farmhouse on the slopes of the Kotadun Valley in Kotabagh, 25 km from Dhikala, facing the same Himalayan foothills that Jim Corbett himself walked. Here is what most guests want to know before they book.

A real birding destination, not just a resort with birds

The Corbett Tiger Reserve and the surrounding Kotadun valley are part of one of India’s most important bird habitats — over 600 species have been recorded in Jim Corbett National Park, and the farmland and forest edges around Kotabagh add another layer of resident and migratory species. From the veranda and garden you can expect orioles, sunbirds, hornbills, woodpeckers, kingfishers and raptors as a matter of course. Guided birdwatching walks come with the stay; bring binoculars and a field guide.

Paragliding and the Kotabagh flytime

Kotabagh is known among paragliding communities as the base for one of Asia’s longest flytime sites — a ridge launch above the valley where thermals allow sustained, long-distance glides over the Corbett landscape. Tandem flights are available for beginners; no prior experience needed. The launch point is a short drive from the retreat; we can help arrange a session for your group.

Jim Corbett safaris from Kotabagh

Dhikala zone — the heart of Jim Corbett National Park and its most famous safari circuit — is around 25 km from the retreat. Bijrani and Jhirna zones are closer and stay open longer into summer. We arrange jeep safaris through registered operators with park permits; morning slots are best for tiger, elephant and leopard sightings. Book when you enquire so we can hold a jeep for your dates.

Food from the Kumaoni kitchen

Meals are home-cooked in the Kumaoni tradition — local grains, vegetables from the organic kitchen garden, and the simple, nourishing food of the Uttarakhand hills. All three meals are included in the tariff. If you have dietary requirements, tell us a day ahead.

Best time to visit Kotabagh and Corbett

  • October to February — peak. Clear skies, cool weather, active safari zones and peak migratory birdwatching. Best for wildlife and paragliding.
  • March to May — warm afternoons but evenings are pleasant. Wildlife gathers near water sources; good for photography and birdwatching.
  • Monsoon (July–September) — Dhikala closes but Jhirna zone stays open. The valley turns lush and green; good for a quiet nature escape rather than safari-focused trips.

Getting to Kotabagh from Delhi, Nainital or Ramnagar

From Delhi, Kotabagh is about 310 km — a 6.5-hour drive via NH-9 through Moradabad and Ramnagar. Ramnagar Railway Station (30 km, 50 min) is the nearest railhead, served by the Corbett Link Express and Ranikhet Express from Delhi. Pantnagar Airport is 60 km away (~1.5 hr). From Nainital, it is about 85 km (~2 hr). We can arrange a pickup from Ramnagar station or Pantnagar airport on request.

Why guests choose this over a Corbett resort

  • Entire farmhouse — 1 group, fully private, no other guests
  • Genuine birding, not just a bird-themed hotel
  • Pet-friendly (dogs welcome)
  • Organic Kumaoni meals, not resort buffet food
  • Paragliding and waterfall trekking from the doorstep
  • Corbett safari arranged to any zone from our doorstep
  • WhatsApp-first booking — quick replies, no call-centre

If you’re comparing Corbett-region stays and want the bird-filled, private farmstay experience rather than a resort, message us at +91 92863 69399 with your dates and we’ll come back the same day.

Plan a birding escape

Send us your dates on WhatsApp and we’ll come back the same day with availability, rates and everything else you need — Corbett safari jeeps, paragliding, airport pickup, the lot.
